Analysing where current and future growth is coming from, across AI workloads shifting from training to inference, data sovereignty and private vs public cloud. What additional developments are required to establish the Nordics alongside established FLAP-D markets; what critical bottlenecks still need to be addressed in policy, connectivity, investment and access to power to achieve this?

Exploring the demand drivers behind the latest wave of investment in the region. How has the investment thesis changed in recent years and how is this forecast to evolve? Is AI a temporary wave or structural shift? Can the abundance of clean, cheap power be taken for granted? How do market entry and development strategies from native platforms, M&A and greenfield reflect on how to win? And fundamentally, is there such a thing as the ‘Nordics’ or is this oversimplification?

Access to abundant clean energy has been a clear boost to the region’s growth trajectory. However, how is power generation and capacity keeping pace with exponential demand? How is this impacting investment strategy and opportunities by both power generators and digital operators to ensure sustainable growth and infrastructure integration?

Clean, affordable and abundant power has made the Nordics a magnet for AI infrastructure — but capital is no longer the constraint. The grid is. Ready capital is queuing for power that doesn't yet exist. Turning that demand into built capacity now hinges on operators, investors and policymakers coordinating around one question: do we build the grid ahead of demand, or cede the next investment wave to faster markets?

With the surge of investment across the region data centres are recognised as critical to both economic growth and regional security. However alongside this governments are increasingly focused on ensuring that developments strengthen the local community and contribute to value creation at local and national levels – and focusing regulation to ensure this. From heat re-use and tech incubators to community engagement, workforce development and national security – how is the industry ensuring mutually beneficial growth for the region?

A data center makes three things: compute, grid stability and heat. Only compute travels. For twenty years the industry sold that one and gave the other two away — and it has become expensive. Last quarter, US communities blocked $130 billion of projects. In August Texas froze its connection queue; days later NVIDIA raised half a trillion for the machines. But the machines get replaced every four years. The grid connection, the heat pipe and the town's permission last forty.

The past 12 months has seen unprecedented change in the capital stack driven by AI‑era capex requirements, platform type and customer base, power scarcity, higher construction costs, and the entry of new capital sources. How is unprecedented demand balanced against oversupply? How are strategies and structures developing around blended sources to secure flexibility across project lifecycles? How are emerging geographies and rapid portfolio expansion impacting capital strategy and financing?

As the sector matures we are seeing a wave of refinancing, how are strategies around long-term value creation and exit strategies developing? In this context ABS and other innovative structures come to the fore to enable equity to be released faster scaling and attracting new investors. However, how is bankability and risk assessed across myriad factors of cashflow, geography and tech obsolescence?

Palais des Congrès, Antibes.

Artificial Intelligence is driving unprecedented demand for computing capacity and a new generation of hyperscale data centres, often referred to as AI gigafactories. These strategic infrastructures require billions of euros in investment and raise critical challenges around power availability, grid capacity, financing and territorial attractiveness. Their development brings together operators, investors, equipment manufacturers, utilities and governments.
This panel will explore how France and Europe can create the right conditions to attract investment and accelerate AI infrastructure deployment.

APAC’s diverse market landscapes present huge opportunity, but also complexity – spanning emerging markets like India, Thailand, Malaysia, and Indonesia and mature hubs like, Singapore, Japan and Australia. Investors and operators highlight how deployment strategies across the regions are being shaped by customer demand, power availability, regulation and risk to shine a light on how leaders are investing and scaling in APAC.

By 2030, global data centers will consume roughly $7 trillion in capital. Out of that, $1.7 trillion will be spent on construction. Investors, owners, planners, and finance teams are under significant time pressure to deliver against expectations. Join McKinsey partner Johan Rauer for an insightful session that centers around the key moves that help data center teams accelerate delivery while managing cost, resources, and project risk—from deploying tech and AI across the life cycle to establishing long-term contractor relationships early on.

Speed to power remains the key bottleneck for digital delivery, but how can data centre and grid stakeholders better coordinate and support system development to enable next generation digital infrastructure and AI clusters. From pipeline clarity and policy evolution through to grid-enhancing technologies, flexibility markets and digital solutions to maximise network capacity how are data centre and grid operators roles evolving to support system readiness.

Balancing data centre power demand and speed to market with sustainability objectives is critical. Increasingly digital and energy operators are exploring solutions and opportunities to release the bottleneck. From behind-the-meter, on-site generation, microgrids, PPAs and joint ventures – how is constraint pushing innovation and creating new business models?

Alongside power availability, permitting and regulations, technical supply chain has the potential to place restraints on growth, shaping what gets built, and where. How are investors and operators working with the value chain to effectively streamline data centre development, improve predictability and accelerate timelines? How are decisions made, by who and when do critical stakeholders need to be involved?

The sector’s stratospheric growth has thrust the data center into the limelight and with that comes greater public scrutiny – and often resistance. How can the industry engage better with communities? How do local regulations impact consultation requirements? And how are projects ensuring a real dialogue that balances the commercial priorities and operational realities to establish data centres as ‘good neighbours’?
